At InstantAcres.Com we have been selling real estate on the internet (as well as through more traditional means) for years. Our success is a direct result of hundreds of satisfied customers. We never have spent much on advertising and we plan on keeping it that way. Over 50% of our sales come from friends and families of past and present buyers.
We offer everything from low priced hunting land to high value riverfront building sites (with a range of properties in between).


OUR GOALS

We want to keep selling a lot of properties, we're not too shy about that. We are the only company that offers a complete online package from start to finish. We always strive to keep our prices as low as possible and that's how we attract great buyers like you!


HOW ARE WE DIFFERENT?

We don't do credit checks and we don't answer to bankers. If you've got the down payment you can get the property. As soon as you decide which parcel is right for you just contact us and we can take your down payment over the phone with your credit card. We also accept checks and money orders the old fashioned way (through the mail). You and your family can be camping on your new property this weekend.

We always describe our properties as accurately as possible with pictures, maps and detailed descriptions. In addition we offer something no other company does: It's called our 30-30 Return/Exchange Policy and it applies to all the properties listed on our website.

Once you have purchased your property you will have a FULL 30 DAYS to walk around, camp on, try out and generally inspect your parcel. We are always happy to meet with our buyers and shows them their properties. If we show you around your property and it doesn't fully meet your needs we will refund your money. All of it.

In addition to the 30 days you will have a FULL 30 MONTHS from the time you purchase your property to exchange it for any single parcel in our inventory for the same price or higher.

For example, let's say you purchase a nice 1/2 acre building site from us. You love it and you plan to build when you retire. After a couple of years you and your spouse decide that instead of a full retirement you would like to move onto your land and raise several hundred goats. As we all know several hundred goats will NOT be happy on 1/2 an acre.

No problem. You can trade in all of the equity on your 1/2 acre parcel towards any larger parcel that we have for sale at the time. Everyone is happy (especially the goats).

There are no extra fees or charges for your trade.


HOW TO BUY

Payment can be submitted via our secure webpage or by phone. Specific terms are detailed on each property page.

Your monthly payments will not begin for a full sixty days after we receive your down payment.

In order to process your paperwork we will need to know the legal name(s) you wish to use as well as your mailing address. You will provide us with this information at the checkout page for whichever property you choose. All of our properties are sold on a first-come first-serve basis.

We finance all our properties at 9 1/2% annual interest and a fifteen year term (or slightly less)  with monthly payments starting at $49.00.

Once we receive your down payment we will Express Mail you all of the necessary paperwork as well as any maps and extra photos we have of the property. Included with the paperwork will be the contract/purchase agreement. You will need to look over the contract/purchase agreement, sign it and return it to us. We will in turn sign, make a copy and return it to you.

Once the property has been paid for in full you will receive a free and clear Warranty Deed.



FREQUENTLY ASKED QUESTIONS

What about property taxes?

We send the appropriate county a check for the property taxes each year. After the end of each year we will bill you directly for the taxes.


Are there other fees and charges when I buy?

We believe it is important that the price you see is the price you pay. There are no hidden fees or changes, ever!


Will my interest rate ever go up?

No. Your interest rate and payment will not change.


What is your privacy policy?

We take your privacy very seriously. We will never sell your personal information to anyone.


I just won the lottery and want to pay off my land!

Congratulations! There is no prepayment penalty in our contracts so you can pay off your parcel any time you like. Some people just like to pay a little extra each month to reduce the term of their loan.
